✅ Master the Basics (Free): YouTube, podcasts, and public library books are gold mines. Focus on learning wholesaling, creative finance, or subject-to strategies — all of which require little to no upfront cash.

 ✅ Create a ‘Starter Equity Team’: Find a local investor, contractor, or even a title agent. Ask good questions. Offer to help them in exchange for knowledge.
